4D Planning is a growing planning consultancy and architecture practise in London and Manchester

The office was set up in 2010 by Elie Osborne. Elie worked in multiple award winning architectural practises in London and the Middle East focusing on many diverse architectural projects. It was clear that planning was the biggest hurdle for architects to overcome. Architects would spend months if not years designing every detail of a proposed scheme only for it to be rejected by the planning officers and planning committee.
Elie set off to study a Masters degree in Urban and Regional Planning at the University of Westminster in London to specialise in planning. Following a short sprint as a Planner in Islington Council, Elie set up 4D Planning Consultants to assist home owners, businesses, property developers and even architects to obtain planning permission for all types of domestic and commercial developments. In 2012, 4D Planning opened a second branch in Greater Manchester and took on many local projects including many Grade II listed properties and office to flat conversions.
The team currently consists of 14 in-house professionals with a range of expertise. These include: Architects, Chartered Town Planners/ Planning Consultants, Transport Planner, Heritage and Conservation Consultant, Building Control Specialists and CAD Technicians. Supporting the 4D Planning team are an extensive network of professional specialists who step in when required. These specialists include: Arboricultural Surveyors, Flood Risk Consultants, Structural Engineers, Sustainability Consultants, Acoustic Surveyors, Daylight/Sunlight Surveyors and many others.
4D Planning have experience taking on a diverse range of projects, from small loft conversions to conversion of 40,000sqft. of office blocks to 70+ flats, extensions and alterations to listed buildings, construction of mega basements and new build homes.
